Claudia Nahrath

Claudia lives in Central London with her family. She has firsthand experience of buying, renting, developing and furnishing properties, both in Central London and the countryside, as well as moving six times between London, Berlin, Hamburg and Melbourne.

She understands the complexity of her clients’ requirements, which often span work, school, children’s activities, social life, hobbies and mobility needs — because she has worked through the same questions for her own family.

Claudia combines that personal experience with the skills she developed as a business consultant advising Fortune 500 companies and their executives through her work with A.T. Kearney and Siemens Consulting.

Alongside property search, interior design is a genuine interest rather than an add-on. She offers furnishing solutions tailored to clients’ style and budget, and her project management experience keeps the furnishing, the search and the relocation running smoothly and within budget.

Clients are usually working when we are. Claudia is accustomed to fitting conversations and viewings around evenings and weekends, and around time zones, rather than expecting a client to find a gap in the working day.

Structure first

  1. Capture the brief properly. Clients arrive with wishes, not specifications. A structured, weighted conversation turns those into criteria we can act on and trade off.
  2. Map the geography. Work, school, activities and airport connections plotted against candidate areas — often narrowing the search to particular streets.
  3. Benchmark, then decide. Properties are scored against your own criteria and priced against historic and current data, so a shortlist is a judgement rather than a preference.

Then the ground work

  1. Access. On-market, pre-market and off-market properties through agency relationships and school and neighbourhood networks built over years.
  2. Representation. Negotiation across price and terms, and management of the stakeholders around a move — agents, landlords, solicitors, suppliers, and family members who want different things.
  3. Delivery. Furnishing, trades and practical finishing, so the gap between a signed lease and a functioning home closes quickly.
