Rent a property

Matching your requirements and lifestyle. Rental searches are often instructed with a degree of urgency, and the process is built for that.

How it works

  1. Understand your preferences. A structured conversation that turns soft, sometimes contradictory wishes into a usable brief — area, trade-offs, flexibility thresholds, and what genuinely matters to each member of the family.
  2. Search on and off market. On-market stock plus off-market and pre-market properties through established agency, school and neighbourhood connections.
  3. Viewings planned around your diary. Where a search is urgent we pack the shortlist into a single chauffeur-driven day, so one day of your time covers what a week otherwise would. Where there is no rush, we keep it simpler.
  4. Secure the property, with lease due diligence. Negotiation on price and terms, and a careful read of the lease contract before you commit.
  5. Move in. A network of contractors to help with the move itself, and — because we live here — the utility, banking and healthcare set-up, local introductions and area orientation that turn an address into a home.
Fees

Registration £450 for a three-month contractual period. Rental success fee: one month’s rent. Full fee detail.

Service two

Purchase a property

Buying a property is one of the biggest financial commitments in life. It requires commitment, experience and skill in finding property — which is what we bring.

How it works

  1. Understand your objectives and preferences using professional tools. The scorecard and map insight work make the brief explicit and quantify the trade-offs before viewings start.
  2. Pre-market access. View properties before they reach the open market, through relationships built over years in the area.
  3. Viewings of matching and shortlisted properties, chauffeur-driven where a full day is packed tightly, and at your own pace where it is not.
  4. Due diligence. Checking for red flags — flooding, noise, development and infrastructure plans, ownership, construction and the rest of what a listing does not tell you.
  5. A written property report. Each shortlisted option scored against your scorecard and map, benchmarked on price against historic and current data, with the reservations set out plainly. See what the report contains.
  6. Secure the property and negotiate the best price and terms.
  7. Manage the purchase through to completion. Coordinating a trusted network of solicitors, architects, planning consultants and builders — and staying involved afterwards, so the house is liveable rather than merely bought.
Fees

Registration £1,200 for a twelve-month contractual period, deductible from the success fee. Success fee: 1.5% of the purchase price, or 12% of the saving between the asking price and the purchase price — whichever is greater. Full fee detail.

Service three

Furnishing

For many clients the real work starts once the lease is signed. Empty rooms, delivery delays, and children arriving before the house is ready. We complete your entire home or specific areas, aligned with your style and budget, and manage every detail from start to finish.

What you get

  1. Tailored design solutions. Spaces crafted to reflect how you actually live, not a showhome scheme.
  2. Trade access. Premium furnishings and auction finds at genuine value, with the discount shared rather than retained.
  3. Transparent fees. Fixed-cost packages, so quality is achieved within a budget you agreed at the outset.
  4. Seamless coordination. Comprehensive management of sourcing, deliveries and installation.
  5. Timely execution. Furniture sourced and set up within six to eight weeks of lease signing, avoiding costly temporary accommodation and giving you a proper start in London.

We will also tell you where not to spend. Overspecified furnishing and work that will not add value are steered away from — the objective is the best outcome, not the largest invoice.

Fees

Service fee per room from £1,350, including a 15% rebate for follow-on business when combined with our rental or purchase services. Typical three-bedroom house: essentials only £5,000; comprehensive outfitting £10,000. Full fee detail.

Project management and renovations

From quick improvements to larger-scale renovations. We bring comprehensive project management experience to turn a plan into a finished space, and to add value to the property while doing it.

How it works

  1. Defining project scope to align with your vision, and to make clear what is and is not worth doing.
  2. Sourcing trusted builders and architects from an established local network, rather than from a search engine.
  3. Assistance with layout planning to add value and improve how the house functions day to day.
  4. Cost and timeline control measures to keep the project efficient and within budget — with one person accountable throughout.
